BACKGROUND
The property was a former retail gas station and bulk
plant prior to recent redevelopment. The property
owner purchased multiple parcels from a bank that
foreclosed on the property. The new property owner
indicated they were interested in obtaining financing
to continue the development on the north end of the
property and stated “It came as a surprise to us when,
in the process of conducting our due diligence we
learned of the open LUST release…” The current
owner was requesting assistance form the DERR so
they could obtain financing to redevelop the property.
ACCOMPLISHMENTS
UDEQ completed a subsurface investigation and
installed seven groundwater monitoring wells.
Significant petroleum hydrocarbon impacts remain
at the site above cleanup levels and are attributed to
the former fueling dispensers and bulk plant
operations. The regulated UST does not appear to
be a release source for the impacts identified.
