1.0 INTRODUCTION
Underwood Environmental Consulting, Inc. (UEC) performed a groundwater monitoring event
for Calvinco Company at a former Calvinco Co. service station in South Salt Lake, Utah in
November 2023. The groundwater monitoring event was conducted following subsurface
investigations of Release Site OBL in February 2022 and May 2023. The project site, located at
3106 South Main Street, is currently the corporate headquarters of Intermountain Lock and
Security Supply (IML) (Figure 1). The Utah Division of Environmental Response and
Remediation (DERR) identifies the project site as Facility ID #4000124, Release Site OBL.
This report presents the results of groundwater monitoring in November 2023.
2.0 BACKGROUND
The project site was operated as a petroleum marketing business (Calvinco Co. or Pyramid Oil
Co.) from 1955 to 1986. The site was re-developed in 2003 as IML and has a 3-story office
building on it. A “closed-in-place” underground storage tank (UST) is located near the southeast
corner of the property.
A Phase I Environmental Site Assessment (ESA) and subsequent Limited Phase II Subsurface
Investigation (SI) were performed at the project site, by others, for Zions Bank/IML in 2021. A
record provided in the ESA indicates a 3,000-gallon diesel underground storage tank (UST)
“closed-in-place” near the southeast corner of the property (Western Geologic, 2021a). The
environmental sampling conducted during the Limited Phase II SI detected petroleum
hydrocarbons in soil and groundwater at concentrations in excess of Utah Initial Screening Levels
(ISLs) (Western Geologic, 2021b). The DERR subsequently opened release site OBL.
The 2022 subsurface investigation included soil borings and monitor well installations and
established that elevated TPH-GRO and TPH-DRO concentrations are present in groundwater.
The volatile hydrocarbon (BTEX) concentrations in soil and groundwater were relatively low,
likely due to degradation over time (Figure 1; Table 1) (UEC, 2022). More than 35 years have
passed since petroleum was marketed at this location.
An additional SI was conducted at the site in May 2023 to address concerns raised by the DERR
in their letter to Calvinco Co. dated March 28, 2023. The DERR requested additional sampling
to better define the potential for petroleum-vapor intrusion to the IML building (DERR, 2023).
Three additional monitoring wells were installed during the SI and the soil and groundwater
sample analyses included evaluation of the indoor air exposure pathway. The soil sample
fractionation results failed indoor air inhalation guidance for C7-C8 aliphatic hydrocarbons based
on numerical modeling. However, given the general lack of detectable benzene in soil or
groundwater, UEC believes that further investigation of indoor air inhalation pathway is
unwarranted (UEC, 2023). Furthermore, the property owner has expressed concern regarding the
intrusive nature of drilling through the building foundation slab.

3.0 METHODOLOGY
3.1 Groundwater Monitoring
In November 2023, water levels were measured in seven monitoring wells using an electronic
water level indicator. The monitor wells were subsequently purged of three casing volumes of
water, or until dry, prior to sampling. A separate disposable bailer was utilized for each well. The
groundwater samples were labeled appropriately, placed on ice, and submitted to the laboratory
under chain-of-custody. The groundwater samples were analyzed for methyl tertiary butyl ether
(MTBE), benzene, toluene, ethylbenzene, total xylenes, naphthalene (BTEXN), total petroleum
hydrocarbons – gasoline range organics (TPH-GRO), and TPH – diesel range organics (TPH-
DRO) using EPA methods 8260B/C, 8260D, and 8015C.
4.0 RESULTS
4.1 Depth to Water and Flow Direction
On November 12, 2023, the depth to groundwater ranged from 8.36 to 11.05 feet below top-of-
casing (TOC) (Table 1). Figure 2 depicts a groundwater contour map for the project site on the
same date. Based on the measured groundwater elevations, the groundwater flow direction was
westerly.
4.2 Groundwater Analytical Results
The seven monitoring wells were purged and sampled on November 12, 2023. The groundwater
analytical results presented on Table 1 are compared with Initial Screening Levels (ISLs) and Tier
1 Levels (DERR, 2005).
In November 2023, one of the seven wells sampled exceeded the Tier 1 level for TPH-GRO. The
highest TPH-GRO concentration detected in groundwater was 10.6 milligrams-per-liter (mg/L) at
MW-7. The highest TPH-DRO concentration detected was 7.4 mg/L also at MW-7. The ISL for
TPH-GRO and TPH-DRO was exceeded at three other monitor wells (MW-1, MW-2, and MW-
3). Groundwater samples at two wells (MW-1 and MW-7) met or exceeded the ISL for
ethylbenzene (Table 1; Figure 2).
No hydrocarbons were detected in groundwater at monitoring wells MW-4, MW-5, and MW-6.
No MTBE, benzene, or toluene was detected in any of the groundwater samples collected (Table
1; Figure 2). No measurable free product was observed in the monitoring wells.

5.0 CONCLUSIONS AND RECOMMENDATIONS
Based on field observations and the groundwater analytical results of November 2023, the
following conclusions are presented:
• Depth to groundwater ranged from approximately 8 to 11 feet below top of well casing.
• The groundwater flow direction was westerly.
• The Tier 1 level for TPH-GRO was exceeded at one well location. The highest TPH-GRO
concentration detected in groundwater was 10.6 mg/L at MW-7. The highest TPH-DRO
concentration detected in groundwater was 7.4 mg/L also at MW-7.
• The ISL for ethylbenzene was met or exceeded at two well locations. The highest
ethylbenzene concentration detected was 0.959 mg/L at MW-7.
• No hydrocarbons were detected in groundwater at monitoring wells MW-4, MW-5, and
MW-6. No MTBE, benzene, or toluene was detected in groundwater samples collected.
• No measurable free product has been observed in the monitoring wells.
UEC’s recommendations for the next step includes installation of “near slab” soil vapor sampling
points near the locations of monitoring wells MW-7 (adjacent the showroom) and MW-5 (near the
parking garage). These two locations contained soil TPH fractionation data which exceeded the
DERR’s SSCL for C7-C8 aliphatic hydrocarbons.
6.0 LIMITATIONS
Our services consist of professional opinions from a state-certified consultant, made in general
accordance with locally accepted environmental practices at the time of execution. Environmental
samples are obtained from specific locations, utilizing methodologies consistent with Utah
Department of Environmental Quality regulations. UEC makes no guarantee, either expressed or
implied, that the analytical results accurately represent subsurface conditions throughout the entire
project site.
