We just completed the Jan. 2023 indoor air sampling event at The Shops at Ft. Union within all 11 suites. I am preparing the Summary Report, currently. Rather than emailing you a rough draft report, I intend to send you the final Jan. 2023 Summary Report via email. We already know that the UDEQ will want more sampling, so there’s no reason to send a ‘draft’ report….as you have not had time to respond to the Oct.ro- draft report; we had very high TCE concs. during the Oct. sampling event; and we haven’t generated sufficient data to support any “downward trends,” etc…..at least, not yet. In a nutshell, we observed decreases in all TCE concentrations; increases in PCE concs. in 4 suites but below PCE VISL; and had VISL exceedances for TCE and 1,2,-DCA. We’ve seen similar decreases in TCE and then observed ‘rebounds’ in TCE and VOC concs., historically. We’ll “Recommend” continuing Quarterly sampling for the short- term……hopefully, we’ll observe a couple of consecutive ‘downward’ trends in TCE concs., etc….and then we can discuss the path to closure, etc. I also intend to recommend that we drop/stop sampling 3 suites that have been clean for quite a while….trying to save Site Centers some monies, etc. [Suites #52 (ULTA), #56 (Smiths), and #42 (MWJD)]. IF needed before final closure, we could circle-back and sample those suites one final time for confirmation, if pressed, etc. Thoughts ??, whenever convenient for you - John John G. Site Centers had asked that we try and delete as many suites as deemed satisfactory to the UDEQ. The data shows that these have been consistently below VISLs and mostly non-detect. We would prefer sampling continue at Suite #42, but could also agree to not sample Suite #42 if we can all agree that sampling may need to restart at Suite #42 in the future if the data from the surrounding suites show any marked increases. Given that Suites #42, #44, and #46 are all about equidistant from the locations with the historical highest concentrations, we would expect their concentrations to be similar; however Suites #44 and #46 seem to be somewhat higher than Suite #42. Since Suite #42 has not been consistently non-detect like Suites #52 and #56 and is not behaving quite as expected, there is some low level of concern about not sampling it. For next week, I am available Tuesday, Wednesday, and Thursday mornings. For the following week, I am pretty open in the mornings. Please let me know if you have any questions. As the report notes, unfortly., we were unable to sample a very important Suite #36 (Shoe Repair; next door to dry cleaners)…..because no one let us know that the tenant went out of business or moved. We will ensure that it is sampled next time, as this is a crucial suite that was contaminated as recently as the last sampling event in Fall 2022 and previously, etc. All-in-all however, it is evident that cotam. Per attached lab report --- All of the last indoor air samples at former Fausts were ND….not surprising though, as the SSDS and HVAC systems were “off.” The house was ‘hot’ with no mixing of air, etc….and probably a temp-gradient forcing indoor air to the outside, etc……reasoning doesn’t matter to Linde, at this time and based on a lot of issues…including: The SW corner sub-slab soil gas sample, collected within couple feet of the closest indoor air sample, had TCE at 70 ug/m3, while the SE corner sub-slab soil gas sample had a TCE conc. of 7.5 ug/m3….and it was collected within 2 ft. of the indoor air sample. The 2 sub-slab probes are air-tight. Linde intends to pursue TCE gwater treatment/cleanup, regardless of indoor air. We will submit the PRAP sometime soon, John John G.
