(Maverik) is pleased to provide results for the 2024 subsurface investigation performed at the former Maverik Store #199 site in Salt Lake City, Utah. On May 14, 2024, Earthcore Drilling Inc. of Salt Lake City, Utah, was hired by Maverik to advance five soil borings and convert those borings to ground water monitoring wells. New well installation, soil and groundwater sample collection and handling procedures, and sampling results are discussed in this report. CONFIRMATION SOIL SAMPLING AND ANALYSIS Earthcore Drilling advanced the soil borings using a B80 Mobile Drill auger rig according to U.S. Environmental Protection Agency and Utah Division of Response and Remediation (DERR) protocols. Mark Stewart, DERR-certified sampler GS-1842, logged the soils encountered and collected soil samples for laboratory analysis. In general, the soils consisted of up to 5 feet of sandy gravel fill materials underlain by a poorly graded clay layer (dark brown or gray, generally moist, stiff) down to 15 feet bgs, the maximum depth explored. Ms. Hillary Mason June 5, 2024 Page 2 24-06-05 Subsurface Investigation Report Soil samples were collected in two separate sections using split spoon tooling between approximately 5 and 11 feet below ground surface (bgs). A calibrated MiniRAE 3000 portable VOC monitor with a photoionization detector (PID) was used to check for hydrocarbon contamination of the soil in the field. Soil was placed into a plastic bag, sealed, and allowed to warm up. After a few minutes, the sealed sample container was opened slightly to insert the tip of the VOC monitor to check for the presence of any hydrocarbon vapors. Field VOC checks with the PID indicated no or negligible soil contamination as evidenced by very low readings (ranging from 0 ppm to 1.6 ppm) in samples SS-1, SS-3 through SS-5. No soil samples or PID measurements were taken at SS-2 as this location was entirely within the recently backfilled former UST tank basin (made up of all clean fill material). In addition to the PID measurements, there was no identifiable staining or petroleum odor in any soil sample. A single soil sample was taken from borings SS-1 and S-3 through SS-5 at the location where VOC measurements were highest or just above the water table and placed into laboratory supplied glass wide-mouth jars. The jars were put in an iced cooler and transported to Chemtech Ford Analytical Laboratories of Salt Lake City, Utah for analyses. Soil samples were analyzed for benzene, toluene, ethylbenzene, total xylenes, naphthalene (BTEXN), methyl tertiary-butyl ether (MTBE), and total petroleum hydrocarbons-gasoline range organics (TPH-GRO) according to EPA SW-846 Method 8260, and for total petroleum hydrocarbons-diesel range organics (TPH-DRO) according to EPA Method SW-846 Method 8015. Chain-of-custody protocol was observed. NEW WELL INSTALLATION The soil borings were converted to groundwater monitoring wells (identified as MW-1 through MW-5, see Figure 1). Factory slotted 0.010-inch aperture, 2-inch diameter, schedule 40 PVC well screen was placed from the bottom of the well (15 ft. bgs) to 5 feet bgs. Blank 2-inch diameter schedule 40 PVC riser pipe extended from the top of the well screen to within 6 inches of the ground surface. 10-20 grade silica sand was placed in the annular space from bottom of the well to approximately 4.5 ft. bgs. A hydrated bentonite seal was placed in the annular space from 4.5 ft. bgs to near the surface. The wells were finished and concreted in place where needed with traffic-rated 8-inch steel well vaults. Ms. Hillary Mason June 5, 2024 Page 3 24-06-05 Subsurface Investigation Report GROUNDWATER SAMPLE COLLECTION AND HANDLING PROCEDURES Initial groundwater monitoring at the site was conducted on May 15, 2024, by Maverik personnel according to standard U.S. Environmental Protection Agency and Utah DERR protocols. Mark Stewart, a Utah certified groundwater and soil sampler (GS-1842), gauged the monitoring wells and collected groundwater samples for analysis. Groundwater samples were collected from all 5 newly installed wells. Groundwater Sampling Protocol Measure water level depth Depth to groundwater was measured using a groundwater level probe. The device consisted of a conductive probe connected to a meter with a calibrated measuring tape. The probe was lowered until the meter signaled contact with the groundwater surface. Depth to groundwater was measured as the distance from the top of the well casing to the probe. Measurements were recorded to the nearest 0.01 foot. Please note that the top of casing elevations for the wells were surveyed using a laser level tying to an arbitrary zero elevation point. Collect the groundwater sample The sampled water was collected in laboratory-supplied vials, and the containers were sealed with no visible air in the vials, i.e., no headspace. The vials were labeled with the sample identification, sample time and date, and preservative information, and placed into an iced cooler. The sample label information, the vials size and type, and the number of sample vials were recorded on the Chain-of- Custody record. A set of 4 40-mL clear vials with 1:1 HCl preservative were used to collect water samples from each well. Decontamination The groundwater level probe was cleaned prior to and between uses. Only dedicated or disposable equipment were used for groundwater sample collection, requiring no decontamination of sampling supplies. Ms. Hillary Mason June 5, 2024 Page 4 24-06-05 Subsurface Investigation Report Sample Preparation and Shipment Groundwater samples from the wells were hand-delivered (within the holding time required for proper analysis) to Chemtech Ford Analytical Laboratories in Salt Lake City, Utah in an iced cooler. Chain-of- Custody procedures were followed to track the possession and handling of the samples from collection to arrival at the laboratory. The Chain-of-Custody included, but was not limited to, project name and location, client, sampler, sampler signature, sample identification, date and time of sample collection, sample matrix, container type and number, preservative, analysis requested, and sample handler(s) and receiver(s) name and signature(s). The Chain-of-Custody records were delivered with the samples. The samples were checked and logged in by laboratory personnel upon arrival at the laboratory. Water samples were analyzed for BTEXN, MTBE, TPH-GRO; and TPH-DRO according to EPA SW-846 8260D and 8015C, respectively. SOIL AND GROUNDWATER MONITORING RESULTS Soil Quality Evaluation All four (4) soil samples were found to be at or below analytical detection limits. Results are shown in Table 1. Static Water Level Evaluation Groundwater depths were measured from the top of casing utilizing the shallowest well, MW-4, as a baseline (0.00 ft elevation). Water depths measured from the top of casing at each well ranged from 7.25 to 8.64 ft. and water elevation, relative to the baseline, differed by up to 2.24 feet. Groundwater elevation data indicate a west/southwesterly flow direction at the site for the event. Relative groundwater elevation data is summarized in Table 2 and relative groundwater elevation contours are shown on Figure 1. Groundwater Quality Evaluation Based on the sampling results, petroleum hydrocarbon contamination, slightly above the Utah Risk Based Corrective Action Tier 1 Screening Levels (RBCA Tier 1 SLs) exists in MW-2 (TPH-GRO at 16.9 mg/L), a well located within the former tank basin. Samples above Initial Screening levels (ISLs) were identified in MW-2 (benzene at 0.008 mg/L and TPH-DRO at 9.5 mg/L) and MW-3 (benzene at 0.022 Ms. Hillary Mason June 5, 2024 Page 5 24-06-05 Subsurface Investigation Report mg/L). Please note that one duplicate (labeled MW-10, which was a duplicate of MW-1) was analyzed and the results were within acceptable parameters. Groundwater analysis results are summarized in Table 2. Analytical reports and Chain-of-Custody forms are attached. CONCLUSIONS Based on the results of recent sampling events, soil conditions around the old tank basin and dispenser canopy were found to be clean (i.e., no petroleum constituents were identified above laboratory detection levels). Groundwater was found to be slightly above RBCA Tier 1 SLs for one constituent, TPH-GRO, and above ISLs for benzene and TPH-GRO in MW-2 (a monitoring well located within the old tank basin), and above ISLs for benzene in MW-3 (a downgradient well). No other analytes measured were above their associated screening levels. From the results, it appears apparent that groundwater contamination is contained onsite and water quality levels are significantly improving outside of the former UST basin. Maverik plans to conduct an additional round of groundwater sampling in Quarter 3 of 2024 to determine any groundwater quality changes over time, unless DERR requests alternate measures or site decisions.
