As requested, Rockwell Solutions, Inc. has completed a Phase II Environmental Site Assessment at
the above-referenced facility.
SITE DESCRIPTION
The site is an active gas station and convenience store located at 3878 W Highway 13 in Corinne,
Utah. The facility has two 6,000-gallon and one 5,000-gallon above ground storage tank (ASTs) in
a concrete-walled containment on the west end of the property. All three ASTs contain gasoline.
Diesel fuel is not sold at the facility. There are two dispensers under the canopy west of the
convenience store. A previous dispenser was located between the ASTs and the canopy. A site
map is provided as Figure 1.
METHODOLOGY
Seven borings were advanced on July 10, 2024, to evaluate if soil and groundwater had been
impacted at the site. Four borings were advanced around the ASTs and a boring was advanced
adjacent to each of the three current and former dispensers. Figure 1 shows the locations of the
borings.
Borings were advanced to a depth of fifteen feet. Five-foot soil core samples were collected
continuously from the direct push borings. A portion of the soil core was put in a zip-lock baggie to
allow hydrocarbons to volatilize. The air in the zip lock baggie was then screened with a
photoionization detector (PID). Laboratory samples were collected at the interval of the highest
PID reading or from just above the groundwater table. The samples were submitted for laboratory
analysis of MTBE, benzene, toluene, ethylbenzene, xylenes, naphthalene (MBTEXN), and total
petroleum hydrocarbons-gasoline range organics (TPH-GRO) using EPA Method 8260.

Groundwater was encountered at approximately eleven feet below grade (bg). A groundwater
sample was collected from each boring using a peristaltic pump. The samples were submitted for
laboratory analysis of MBTEXN and TPH-GRO using EPA Method 8260.
RESULTS
Soil Type
Soil type was evaluated during the subsurface investigation by field analysis of soil samples. The
native soil at the site consists primarily of silty clay to eleven or twelve feet. A silty sand layer is
below the sandy silt layer to at least fifteen feet bg. Boring logs are attached.
Soil Analytical Results
Table 1 lists the analytical results of the soil samples collected during the phase II investigation.
The laboratory analytical reports and chain-of-custody records are attached.
Hydrocarbon concentrations in B-6, at the south dispenser, exceeded Tier 1 levels. Concentrations
exceeded Initial Screening Levels (ISLs) in the samples from B-1 and B-4, adjacent to the ASTs,
and B-5 and B-7, adjacent to the north and former dispensers, respectively. Samples from B-2 and
B-3, on the west and north sides of the ASTs, respectively, were below all cleanup levels. Figure 2
shows the approximate extent of soil contamination based on the current data. The main area of
contamination is under the canopy on the south side.
Groundwater Analytical Results
Table 2 lists the analytical results of the groundwater samples collected during the phase II
investigation. The laboratory analytical reports and chain-of-custody records for groundwater
samples are attached.
All seven groundwater samples exceeded Tier 1 levels. Figure 3 shows the approximate extent of
contamination based on current data. Most of the fueling area, from the canopy to the ASTs is
contaminated. Groundwater flow is likely to the northeast towards the Bear River and groundwater
contamination has likely migrated in that direction.
CONCLUSIONS AND RECOMMENDATIONS
Based on laboratory analytical results and field observations, the site has been impacted by releases
associated with the fuel system.
Rockwell Solutions recommends that monitoring wells be placed to define the extent of
groundwater contamination. At that time, options for corrective action can be evaluated.
