At the time of the site visit, the property was mostly paved and included a large warehouse and office space. As shown in the attached photos, the property was occupied by an active facility used for lumber and wood products. It was confirmed that the property usage remained unchanged for industrial uses. SAMPLE COLLECTION Were Environmental Samples Collected by the Consultant (& were any split samples taken by staff)? YES NO COMMENTS: Is the Work Being Performed in a Manner Consistent with the Approved Workplan? YES NO COMMENTS: Not applicable to this site visit. CURRENT LAND USAGE Residential Commercial Industrial Mixed Commercial w/ Residential Under Construction &/or Development OTHER (Describe): FUTURE LAND USAGE Residential Mixed Commercial w/ Residential Commercial Other: (describe below) Industrial The property use is currently industrial. The land use condition can also be industrial and/or commercial in the future provided that the land activity and use limitations specified in the Site Management Plan (SMP) and Environmental Covenant (EC) are met. POST-CLEANUP SITE VISITS Is the Completed Cleanup Remedy Still Protective Based on Current Land Use? YES NO COMMENTS: LONG-TERM INSTITUTION CONTROL(S) VERIFICATION Are Components or Restrictions of the SMP &/or EC Currently Being Complied with? YES NO COMMENTS: At the time of site visit, it appears that the land use condition was industrial and in compliance with Activity Use Limitations contained in the Site Management Plan and Environmental Covenant: Activity and Use Limitations. As part of the environmental response project described above, Grantor hereby imposes the following activity and use limitations on the property: 1. Land Use Limitations: The property is suitable for commercial and industrial use consistent with applicable local zoning laws. The property is not suitable for use as residential or day care. 2.Soil Limitations: Soils generated from construction or other activities on the property shall not be transported off site and shall remain on the property unless approved by the Director based on soil testing. 3.Groundwater Limitations: Groundwater from the shallow unconfined aquifer shall not be used for drinking water, irrigation, or bathing purposes. Other uses of groundwater from the shallow unconfined aquifer on the property shall be subject to review and written approval by the Director prior to implementation. SITE VISIT CONCLUSIONS It appears that the site is managed in compliance with the site management plan. RECOMMENDATIONS An annual site visit is recommended to confirm the land use condition and the compliance status with the SMP and EC.
